Sahara Las Vegas Liquidation Sale: Buy a Little History

The grand Sahara Hotel and Casino on the Las Vegas Strip closed it’s doors at the end of last month after being a hub of historic activity for 59 years. They just don’t make ‘em like they used to anymore.

Starting tomorrow, June 16th 2011 the Sahara will reopen to sell pieces of it’s rich history. For 60 days or until the place is empty, the doors will be open to Las Vegas real estate residents, visitors and businesses alike.

Word was spread all over the country especially to companies in the hotel and casino business and word on the street is there will be people from all over the country coming to town to take advantage of this incredible sale.

From fountains to the front desk, bar stools to blackjack tables, it’s all for sale. With 1,700 furnished guest rooms, there will be much to choose from. If you don’t want bedroom items, there were restaurants galore inside which gives you another hundred thousand items to choose from. Are you a chef? All kitchen equipment must go too. Chances are you’ll find something – a deck of cards maybe? For the most part if it was in the Sahara and can be sold, it will be EXCEPT for the roller coaster.

Time: Monday – Saturday 10am-7pm
Sunday Noon-5pm
Duration: 60 days or until everything is gone
Admission: $10 a person

NV Assembly Bill 373: New Law for NV Residents

On May 29, 2011 the governor of Nevada passed the Nevada Assembly Bill 373 (NV AB 373). This bill, “Prohibits the destruction of real property that is subject to foreclosure with the intent to defraud.” In other words, it is now a misdemeanor to intentionally damage a foreclosed home. Whether you own the home or are renting the home, anyone who strips a foreclosed home or purposefully damages it is looking at up to four years in prison or up to $5,000 in fines.

The photos below were taken from one of our bank owned properties. Nearly anything that could be sold for cash was stripped from the inside of this bank owned home and what wasn’t taken was intentionally damaged, leaving the bank with nothing but a big mess.

Violators (especially disgruntled homeowners) are damaging their property in order to stick it to the bank and it does. The banks in turn have to sell the damaged property at an even lower price causing an even steeper decline on the value of surrounding homes. Banks by in large do not spend extra money fixing up a property to sell. You can see what kind of predicament this bitter trend of stripping is having on the market. At least now there will be penalties.

Many Las Vegas real estate residents believe that it will be very difficult to prove who actually did the damage if they are not caught in the act. There have been numerous reports of vandals simply breaking into vacant homes (foreclosed or not) and stripping the home to bare bones. Again, it may be hard to prove.

Regardless, the bill is now in effect. We’ll just have to wait and see how it all pans out. I think awareness is heightened enough that we will see people getting caught red-handed.

Clark County School District: What about the iPads?

If you’re a local Las Vegas news watcher then you most likely caught a glimpse of all the latest hype around the Clark County School District and their purchase of the ever so popular iPad. I’ve put together a quick little review highlighting the controversy. Pay attention, there will be a quiz at the end.

The Report.

  • Over 1 million dollars has been reported to have been spent on the purchase of iPads for the Clark County School District.
  • At $600 a piece, that’s 1,666 iPads and note I said over 1 million, which means more than that.
  • Some classrooms were seen using them; educators were solely using others.
  • Bracken Elementary (near Eastern & Washington) wins the award for the most iPads – 111.
  • There have been substantial budget cuts and this spending seems unjustifiable.

The Result.
Comments were being posted everywhere. Teachers were upset, retired teachers were abhorred and fired teachers were flabbergasted. Some complained that they really just wanted paper for their classrooms. Others ratted out principals with new office furniture. One commentator believed it was better than spending it on books that wouldn’t last anyway. There was no mention of iPads being returned.

The Reason.
Realistically, if someone could answer the question of what the grant money was designated for, I believe much of this could be cleared up unless in fact it was misused.

Las Vegas Trash: Throwing Away Money

The City of Las Vegas announced in April 2011 that they have been overcharging their customers for over a year and a half to the total tune of $355,000. Most customers didn’t even notice the slight increase. They were literally throwing their money away.

What happened? In 2009 when the city was nearly broke (as if things have changed that much), the city manager decided to raise garbage collection fees for a short period of time. After three months, city council was to revisit this temporary increase and then vote to reduce the heightened fee. As so many other things took precedent in those meetings, this little fee was overlooked.

Due to the oversight, one would think the money would be returned to the customers in a form of a credit. Since the city is still broke, returning the money would only result in the hike of another monthly fee for some other utility so no credit will be issued.

Republic Services is the solid waste contractor for the City of Las Vegas (and all of Southern Nevada for that matter). All Las Vegas real estate residents are required to pay Republic Services directly for weekly trash pick-up services. Trash service is mandatory.

Henderson NV Real Estate: The Secret is Out!

It is big folks. It is privately funded. It is going to create thousands of jobs. It has been a secret until now.

The secret? The new Union Village in Henderson, Nevada.

Henderson Nevada real estate is expanding. The city of Henderson along with the developers of this monumental project joyfully announced plans for this one of a kind multi-use project. The city has been quietly holding onto details about an undeveloped 171-acre plot of land located at Galleria and the 95, but the secret is out. The announcement comes as a pleasant surprise on the curtails of a dreary economy, dismal unemployment rates and somewhat depressing real estate market.

If all goes as planned, meaning the financing goes through, the city of Henderson will have yet another happening place to add to it’s list of hot spots like the District at Green Valley Ranch.

The hope of this new village lies in four major parts.

  1. Union Centre. This is the “center” and crowning glory of the development and features the new Rose de Lima Hospital (of St. Rose Dominican Hospitals). There is a future vision of a children’s hospital but not with the initial build out.
  2. Union Plaza. This features retail space, medical offices, apartment living, fitness and rehab center and mid-sized hotel as well as a movie theater and restaurants.
  3. Union Place. This will be the hub for senior living. Developer David Baker described it as “…Dave and Busters meets Leisure World.”
  4. Union Park. This will be the home of the ever impressive Henderson Space and Science Center and a performing arts center.

The groundbreaking for this major project has yet to be determined as financing is still underway.
