It's important to understand property tax issues in Clark County. In 2005 the Nevada Legislature enforced a 3% annual cap on owner occupied residences and an 8% annual cap on investment and commercial property. While initially this caused an uproar with many Clark County residents, it is projected to save taxpayers $1 billion in property taxes over the next 2 years. Local casino owner's also had some problems with this legislation as it has resulted in tax increases on their real estate holdings.
Regardless, the new legislation creates a good balance between the public services provided by Clark County (parks, safety, streets, and libraries) and the burden placed on property owners. At the very least, there is now a consistent method in how our property taxes will work.
