Buying a Las Vegas Home can be tedious at times. Here are some helpful tips guide the process and hopefully make it easier.
Getting prequalified lets you know how much money you will be able to spend on a house. While all the details of your loan cannot be worked out in advance, it is possible to go ahead and identify the mortgage company you want to work with, and then get prequalified. Typically a prequalification letter accompanies the Offer to Purchase to verifying you are a credit worthy buyer.
Make a list of the “must
haves” such as bathrooms, bedrooms, storage, kitchen cabinets, square
footage, etc. Also make a list of the extras - the items you would
love to
have but are not essentials. These items could include a guest house, a pool
or an extra garage. Be realistic with yourself. Being able to
distinguish needs from wants will make the searching process much easier.
Determine How to Find a House. The local paper will have many options. I would suggest using a Realtor®. Choosing a Realtor® is proven to save you time and money. Make sure the Realtor® you chose is representing you exclusively, not both the buyer and seller. A Realtor® representing both sides of a Las Vegas Real Estate transaction is referred to as a Dual Agent. It is impossible for one individual to effectively represent both sides of the transaction.
Determine which house.By this time you will have viewed many houses and you probably have several top choices. Go back and view the top choices again if necessary. Being as objective as possible, which house seems to fit you best? Which house will your current furnishings most naturally fit with? If you have pets, does one house stand out as being more suitable for them?
