I Have an Offer - Now What?

You have been successful in procuring a buyer for your Las Vegas or Henderson home.  Do you ever wonder what's taking place behind the scenes? Here's a brief overview of what will happen: 

Offer

Accept the best offer on your Las Vegas or Henderson property.

Open Escrow

Open Escrow at a trusted Title Company. During the escrow period the title officer will pull a preliminary title report revealing all liens and easements against the property. Settle and/or negotiate all liens against the property. Settle payoffs related to the Home Owners Association. Settle payoffs related to Deeds of Trust. Execute protocol for owner’s insurance policy.

Disclosures

Provide buyers with all Disclosures revealing the condition of the property.

Due Diligence Period

Make the house available for the buyer's Due Diligence period, when they will conduct an appraisal and a home inspection to make sure they are satisfied.

Conditions

Meet and/or negotiate buyer’s expectations for appraisal and/or home inspection conditions.

HOA Docs

Provide buyer with necessary Home Owners Association documents or Common Interest Community documents if applicable, and get written acceptance.

Move

Move all personal property out of the house unless other arrangements have been made with the buyer.

Walkthrough

The Final walkthrough is performed by the buyer.

Issues

Resolve any issues from the final walkthrough.

Settlement

Resolve any issues from the estimated settlement statement before final signing.

Sign

Sign final closing documents at the Title Company.
